Hamilton On The Hill
The front foyer had significant changes including relocating the garage access door which opened the front hall for more direct access. A large hallway closet was created. The laundry room was moved upstairs, near the bedrooms, and replaced with a convenient main floor office. We kept the stairway’s curved shape but added a stub wall to hide the treads. An existing void space under the stairway contains the essential mechanical services to the kitchen. A hidden door accesses that space, providing clever storage. Upstairs, the master bedroom was reimagined and upgraded. By removing a bedroom, we created a second master walk-in closet and a full laundry room. Plus, the master ensuite bath is now a spacious spa-like oasis!
The ‘family office’ serves even the youngest family member for now but can easily accommodate a more structured office space in the future. A spacious open concept great room kitchen flows across the back of the home. Folding glass doors create a seamless transition to their outdoor living. Clever ceiling details visually separate the space. Classic white shaker-profiled cabinetry shows off the kitchen beautifully. The cabinet wall includes the integrated fridge and a convenient beverage station with an attractive display unit above. The oversized island anchors the space, providing a breakfast bar by day and a great family hangout at night. A centralized stairway connects the different levels efficiently. Upstairs are the three bedrooms. The spacious vaulted master bedroom features a large walk-in closet and delightful ensuite! Floor-to-ceiling marble envelopes space.
New Oak hardwood floors were installed throughout the main floor and new tile installed in the bathrooms. All spindles and handrails were reused, sprayed white, and reinstalled. The laundry was relocated to the basement, made larger and more efficient. The family enjoys entertaining family and friends both inside and outside. By extending and updating the outdoor kitchen, the new space works beautifully!
The stunning foyer features rich marble flooring, moldings, and brilliant chandeliers. There is extensive use of custom-designed and fabricated leaded glass. The wall paneling and moldings are amazing, with so much detail! Ceiling coves are backlit, creating visual identification of the groupings. Rich-toned wide plank-engineered hardwood flows throughout the home. The kitchen great room enjoys the same level of detail. Classic white cabinets reach to the tall ceiling, with a series of cornices. Between the kitchen and dining room is a unique hidden door. Upstairs are three bedrooms, each with an ensuite. The master bedroom is truly a ‘grand master suite! It boasts a cozy bedroom with its own fireplace, a massive walk-in closet, and a luxurious spa-like bathroom. Downstairs, there’s the ultimate entertaining space with a full-service bar, wine cellar, media room, family room, study, and gym.
The new stairway has classic wood spindles and a dark wood cap that matches the flooring. There’s a formal den just off the foyer where we added a cleverly designed hidden bedroom. The attractive living room and dining room look and feel much larger now. Incorporating simple ceiling details and wainscoting give the room character, balance, and focus. New light fixtures give proper illumination to space, plus add some glamour! Downstairs, the theatre room was finished and is now a favorite gathering place for the family.
The waterfall edge mimics water flowing over the island. Book-matched marble creates a stunning backsplash. Dark walnut-paneled cabinetry flows from the kitchen into the family room. Carefully designed built-ins provide excellent storage. To emphasize the height of the centrally located staircase, strips of light are placed in a sophisticated vertical pattern. As seen throughout the main floor, there are no baseboards – instead, a precise ‘reveal’ is created between the wall and the floor, so beautiful! The lower level is dedicated to entertaining family and friends. The wall curves in and out of the wine room. Banquette seating creates a great ‘wine tasting area’. Distinctive lighting solutions were utilized throughout the home, achieving a dynamic atmosphere and outstanding success!
Beach House Classic
For this contemporary home to function properly, some walls needed to be removed. In particular, the master bedroom had an awkward layout. By removing one wall, the room was opened up. But, because this is a concrete home, the low-voltage cable, which fed up through the home from the mechanical room in the basement, couldn’t be moved to another space. By creating a square metal pole in the bedroom, the cables were left undisturbed. This pole became the support for a plexiglass floating TV screen. Images were projected onto this screen from an overhead unit. When not in use the plexiglass screen folds away to the side. This obscure glass detail is mimicked in the front door panels, the in-house elevator sides, and the door. Upstairs the living room was retrofitted with an air-conditioner to mitigate the heat gain from the expansive south-facing windows. Again, this level had an awkward layout with multiple focal points.
Upstairs, this home boasts four large bedrooms, each with a personalized ensuite displaying rich marble décor. The master suite appears large and cozy all in one breath! The detailing is spectacular, with every inch of space being considered. An inconspicuous walk-in closet offers plenty of space for clothing storage and display, while the very-inviting ensuite offers the complete ‘relaxation’ package. The lower floor is perfect for entertaining, a signature feature of Tavan’s! With nine-foot-high ceilings, this expansive space greets you with flexible seating choices, a stunning ‘showpiece’ bar, a unique wine cellar, and an adjoining media room.
